ADOS B.V. holds commercial and industrial property in trust and installs the ventilation, power, automation, and security that keep those buildings running.
Asset value and engineering
Owners usually hire a manager, then a separate installer for every rebuild. ADOS keeps care of the asset next to the crew that designs, mounts, and commissions the plant.

The aim of this pairing is lower running cost — up to 30 percent — by dropping the extra vendors between management and the plant room.
What we take on
Each line is scoped on site, then carried through to a signed handover.
ADOS takes operational care of commercial and industrial assets: occupancy questions, vendor coordination, and the capital plan. The brief stays with the owner; the daily file stays with us.
A replacement air handler or switchboard is priced against the asset, because the same office specifies the plant.
We design, mount, and commission supply and extract air, plus cooling for offices, halls, and process rooms. Duct routes and plant location are drawn before anyone opens a ceiling.
Commissioning includes measured airflow and a written record of setpoints for the next service visit.
Distribution boards, feeders, and the electrical side of mechanical plant go live under the same contract as the air systems they serve. Loads are listed before cable is pulled.
If a rebuild changes demand, the power drawing is updated with the mechanical drawing, not months later.
Building controls, alarms, and access sit on the same schedule as the equipment they watch. We mount the devices, prove the points, and leave a list of what each point does.
Security and automation are commissioned with the ventilation and power, so opening day is one visit.

When installation finishes, the owner gets a set that matches the plant in the room. That file is the baseline for trust management afterward.
Room sizes, existing plant, and structural limits, written before equipment is ordered.
Duct, pipe, cable, and device locations, marked up if the site forces a change.
Airflow, electrical checks, and control-point proofs, dated and tied to equipment tags.
The record the trust desk uses when a tenant calls or a later rebuild has to match what is already there.
The company

Most managers phone an installer when roof plant fails. We already hold the drawings, because we mounted the equipment or surveyed it. Rebuilds stay inside one contract.

Where we work
The office is in Groningen. Site visits start from Romerostraat. Commercial offices, industrial halls, and mixed buildings are the assets we take; houses are outside the brief.
